Example Secure High End Inner City Unit
As an example of our negotiation skills, I was recently engaged to secure and high end-unit in Brisbane. The asking price was $1.37 million. There were 2 identical units on the market for sale at the time and demand was low so we went in with an offer of $935,000.
Once the offer was placed and the agents highly disappointed we folded our arms and turned out backs to them and waited. Sure enough within a week, we had the agents on the phone trying to get us up to the $1.2 million range of which we then offered a higher amount of $1,030,000.
The agents came back with a counteroffer of $1,070,000. At this point, the buyer for the property engaged one of Brisbane’s best and leading property valuers to conduct an independent valuation which came back at $1.25 million.
Our negotiation strategy saved the client well of $100,000 and is a good example of submitting low offers when you know demand is low and the vendor is highly motivated to sell.
