What’s Included

Brisbane Buyers Agents Negotiation Service is either a part of my standard Brisbane Buyers Agent Service or can be purchased as a stand alone service where the client has identified a property they wish to purchase and require assistance in negotiating the purchase process. As a standalone service it include conducting a full inspection of the property as per our Brisbane Property Inspection Service. From this service, we can accurately place a value on the property and build a 3 step offer strategy that is designed in its a method to purchase the property at our agreed price.

Three Step Property Purchase Strategy

There are three steps to the Brisbane Buyers Agents Negotiation Service

  1. Determine the price we wish to pay for the property
  2. Make initial Offer which will be followed by a counter offer
  3. Submit final offer which 95% of the time will be accepted and will be the amount we determined we wished to pay for the property.

How It Works

This property negotiation strategy I implement is highly successful and works every time. It’s all about understanding the underlying factors relating to the sale of the property:

  • The reason behind the sale
  • The sellers motivation
  • Market competition
  • Time on market

Establishing Factors Driving the Sale

As a part of the Brisbane Buyers Agents Negotiation Service there are a number of ways I go about establishing the driving factors behind a property sale with the real estate agent being the most important part of the process. I know many of the agents I deal with and one critical factor that differentiates dealing with me or a member of the public is that dealing with me is a known outcome. An agent will know that if I am representing a client then that client will be pre approved and highly likely to complete the transaction where as he will not have as much confidence in a member of the public making an offer on a property.

The agent is also highly likely to provide me with more information in regards to the underlying factors of the sale than he would anyone else.

Taking Advantage

There are times when Brisbane Buyers Agents Negotiation Service can take advantage of the seller due to factors that are affecting the sale of a property. You would be surprised by the amount of people turned off by a dirty smelly house. If you understand property and the costs involved in getting a property to a better state then you can secure a purchase far below the potential value of the property simply by taking advantage of a bad situation. Clean it up and you can add thousands to the value of a property within a couple of weeks.

For example, I conducted an inspection of a property on behalf of the client and it stank of dog. Not only that the property was very dirty and in pool maintained. This property had a potential value of $520,000, yet the only way they could sell the home to the general public was to clean it up. I estimated a total spend of $10,000 to replace carpets, paint and landscape. We purchased that property for $480,000 in May 2021 and it is now valued at $620,000. It looks like brand new and the current tenants treat it like it was their own home.

The secret to this strategy is to see behind the dirt. If a property is of a solid construction as in Brick and Tile etc, then the dirt and the smells that put everyone else off can be simply cleaned away.

Price is Not Everything

The actual offer amount made on a property is not the most important factor when it comes to Brisbane Buyers Agents Negotiation Services property purchase. It’s the terms and conditions. For example if a person makes an offer on a property for $620,000 but that offer is subject to the sale of their existing property, then that is considered a weak offer and will often be passed over for a lower amount with stronger terms and conditions. For example we might offer $610,000 for the same property with our terms and conditions being 7 days for building and pest inspection, fourteen days for unconditional finance approval and thirty days for settlement. A far stronger offer that shows the seller a very high chance of proceeding to settlement.

The Purchase Plan

Brisbane Buyers Agents Negotiation Service is based on creating a Purchase Plan and once established based upon the major factors we can then determine the value of the property and how much we, both the buyer and myself,  wish to pay for the property. It is important to note that this part of the process is conducted with my buyer and I do not make any final decisions on behalf of the buyer in regards to the desired purchase price. I will give all the information I have in regards to the background information I have been able to determine. The value of the property and this is usually within a price range. Then the suggested purchase price.

From this information if the buyer is happy to proceed with the purchase process I will develop a negotiation strategy and present it to my buyer for his or her approval.

My role is to secure the property for the best possible price and I have successfully saved people thousands of dollars on the purchase price, just by understanding the key issues affecting the sale.

The Process

Brisbane Buyers Agents Negotiation Service is like a game of chess and if you make the right first move, you can accurately predict the response and if you can predict the response you can then accurately predict the response the seller is expecting. The process involves 3 steps and is based on understanding the information established during the property investigation.

  1. Initial offer submitted based upon an amount below the purchase price we have determined we are willing to pay for the property. The amount is critical, make an offer too far below the asking price and you will offend the seller and will not achieve the desired counter offer.
  2. If offer has been made in accordance to our purchase strategy we should receive a predictable counter offer from the seller.
  3. Submit final offer to seller which will be accpeted.

The Outcome

This Brisbane Buyers Agents Negotiation Service Brisbane Buyers Agents Negotiation Service strategy is highly successful and works every time. It’s all about knowing the underlying issues behind the sale of the property.
